Al Khan, Sharjah: area guide for buyers

Last updated 20 October 2026

Al Khan is Sharjah's waterfront corner on the Dubai border: a public beach on the Arabian Gulf, Al Khan Lagoon behind it, and the Al Mamzar crossing into Dubai a short drive away. It is one of the emirate's busiest property markets, and the place to look if you want to live by the sea in Sharjah.

Where it is and getting around

Al Khan sits on Sharjah's coast where it meets the Dubai boundary at Al Mamzar. On one side is the open Gulf and Khan Open Beach; on the other, Al Khan Lagoon, which runs inland towards the Al Qasba canal and Khalid Lagoon in central Sharjah.

For anyone working in Dubai, the Al Mamzar side is the draw. From the Seefa site on the Al Khan beachfront, Alef's factsheet puts the drive at 10–15 minutes to the Dubai border at Al Mamzar, 15–25 minutes to Dubai International Airport, 20–30 minutes to Burj Khalifa and Dubai Mall, and 22–25 minutes to Sharjah International Airport. Treat those as approximate: the morning run into Dubai is usually slower.

What it's like to live there

The beach is the reason most people come. Khan Open Beach and Al Khan Beach Park front the Gulf, and Dubai's Al Mamzar Beach Park is just across the border.

Al Khan also has some of Sharjah's older waterfront history. The Sharjah Aquarium and the Sharjah Maritime Museum sit side by side here, near the old Al Khan village, and Al Qasba — the canal-side strip of restaurants, cafés and family attractions — is a short drive inland.

For everyday needs, Alef lists Matajer Al Khan, a neighbourhood shopping centre, at 4–6 minutes from the beachfront, Victoria International School of Sharjah at 5–7 minutes and Oriana Hospital at 5–10 minutes.

Property types and typical prices

Al Khan is mostly apartments: established towers along the waterfront and the lagoon, and a newer wave of beachfront developments.

For new-build, Alef's factsheet for Building 4 of Seefa by Alef lists one-bedrooms of 61 sqm from AED 895,000, two-bedrooms of 88 sqm from AED 1,295,000 and three-bedrooms of 146 sqm from AED 2,195,000, as of October 2026.

Resale prices vary a lot by building, age and view. Ask us for recent comparable sales in the tower you're looking at.

Rents

Average asking rents for apartments in Al Khan were AED 58,925 a year in Bayut's latest figures, up 3.6% year on year (Khaleej Times, 5 October 2026).

Smaller units have been under pressure, though. Property Finder recorded a 15.6% quarter-on-quarter fall in one-bedroom rents in Al Khan in April–June 2026, the largest drop on its Sharjah list (Khaleej Times, 6 July 2026).

The two figures measure different things — an average of asking rents across all apartments over a year, and a quarterly change for one-bedrooms — so read them together: rents across the area are higher than a year ago, while one-bedroom rents softened in the second quarter.

Recent transaction activity

Sharjah Real Estate Registration Department figures for January–September 2026, reported by Khaleej Times, put Al Khan third by number of transactions among the areas named: 1,581 deals worth about AED 2 billion, behind Muwaileh Commercial (3,440 transactions, AED 3.9 billion) and Al Bataeh (2,728 transactions, AED 1.8 billion). By value, Al Khan's AED 2 billion was ahead of Al Bataeh's.

Across the emirate, transactions reached AED 46.8 billion over the same nine months, up 14% year on year, spread across 216 areas. Residential property accounted for 19,910 of the properties sold, 80.5% of the total, and 22 new real estate projects were registered (Khaleej Times, 13 October 2026).

Who buys here

In our experience, Al Khan draws three kinds of buyer:

  • People who work in Deira or central Dubai and want to live by the sea, with the Al Mamzar crossing close by.
  • Families, for the beach and lagoon on the doorstep and schools and hospitals within a short drive.
  • Investors buying off-plan in the new beachfront launches.

Foreign buyers can own outright only in projects approved for non-citizen ownership. Our guide Can foreigners buy property in Sharjah? explains how that works.
